Existing Conditions and Conflict Resolution on PJKK Phase 5

Project Summary
The Prince Jonah Kuhio Kalanianaole (PJKK) Federal Building and U.S. Courthouse Modernization is a complete replacement of the more than 30-year-old core MEPS and envelope, aimed to increase the energy efficiency of the five-story U.S. Courthouse building. The building houses both the U.S. District Courts and the U.S. Marshals and is a multi-phase project to accommodate tenant occupancy in the fully-functional courthouse. Swinerton Builders Hawaii is the general contractor/CMC for the project and leads MEP coordination in-house utilizing Autodesk Design Suite and Autodesk BIM 360 products

The Challenge
Demolition of PJKK's 3rd floor ceilings revealed racks of existing conduit determined to be audio-visual system rough-in for the fourth floor district courtrooms. Some areas were so densely populated that the conduit was virtually impenetrable. However, construction was expected to proceed in order to meet a hard phase completion date. Swinerton needed to quickly incorporate the existing conditions into a model environment to make informed decisions on re-coordinating new MEP infrastructure scheduled to be installed during Phase 5.

The Solution
The project team implemented a number of VDC tools to virtualize the existing conditions and initiate collaboration between the design team and subcontractors. The BIM department then utilized the data from the scan to generate a 3D model of the existing conditions. Using a plug-in from Revit, the completed model could be incorporated into the coordination model hosted on BIM 360 Glue; which is immediately available to the entire project team.

The cloud-based program prompted accelerated collaboration between the design team, Swinerton and its subcontractors. BIM 360 Glue also served as an information-sharing tool for field personnel putting work in place.

Faster Decision-Making
BIM 360 Glue makes the virtual model completely accessible to all stakeholders on the project. Parties are able to efficiently work through the design to construction process using cloud- based collaboration. This collaborative process is where BIM 360 Glue was very successful, especially since the design team had a mainland-based mechanical consultant. The designer was able to review the model and propose a solution. Swinerton’s subcontractor then took that solution, made adjustments to the model, and updated the BIM 360 Glue model. The updated model was then immediately available for review by the designer, who promptly provided feedback. Bringing this process to the cloud allowed the project team to streamline the decision-making process and minimize schedule impacts.

3D Collaboration in the Field
Swinerton’s Hawaii division outfits field leaders with iPads loaded with the mobile version of BIM 360 Glue. The cloud database provides field personnel with secure access to the latest coordinated 3D model. Access to the 3D model provides a means to quality control subcontractor work, and displays how components should interact with one another.

The Result
Designer input and collaboration allowed for minimal compromises to be made to the original design and ultimately buy-off on the final solution.
