SWINERTON COMPLETES $5M+ COMMERCIAL INTERIOR PROJECTS IN CHARLOTTE
Construction firm completes offices for Gresham Smith, T-Mobile.
Swinerton, a leading general contractor with offices nationwide, completed two culture-reflective office interior projects. More than $5 million of commercial construction provides new office environments for Gresham Smith, a top-ranked national architecture, engineering and design firm; and T-Mobile, a national telecommunications carrier.

Gresham Smith’s first-generation office space is located at 620 South Tryon Street in Charlotte. The 17,691-square foot workspace is designed to accommodate the company as it responds to workload demand and workforce growth. The office is designed to support 90 employees, and it includes a lobby and reception area, workstations, two large conference rooms, eight huddle rooms, five focus rooms, a copy room, a library for samples and catalogs and an IT server room. The environment is rich with amenities including a work café and wellness rooms. Key design features add sophistication with unique ceiling details, custom industrial lighting and an experiential brand package integrated throughout the space. A living wall designed in collaboration with the University of North Carolina at Charlotte, adds a biophilic element with plants whose roots are integrated into the HVAC system to filter and clean the air. Employees moved-in last month.
According to Gresham Smith’s Charlotte Office Lead Ben Goebel, “Our design approach started with an employee survey to better understand how and in what environment they prefer to work. The office was designed to support and align with the post-pandemic needs of a hybrid workstyle. Flexible space features collaborative opportunities, a variety of individual work areas and ‘heads-down’ quiet areas. Swinerton’s team aligned well with ours given their recent experience with similar complex interior buildouts.”
Swinerton wrapped-up construction of T-Mobile’s new Charlotte office, following five months of demolition and construction. Approximately 100 employees are moving into the workspace ready for the telecommunications giant’s growing, diverse team. The 16,000-square foot environment features plentiful open office space, two break areas, multiple wellness rooms, a mother’s suite, large training rooms, multiple conference rooms and focus rooms. New finishes and architectural elements include custom lighting, acoustic wall panels, custom floating ceilings, booth seating, extensive audio and visual technology and branding elements. Employees are expected to occupy the space this month.
Both Gresham Smith and T-Mobile previously turned to Swinerton for its general contracting and construction expertise. To date, Swinerton has partnered with T-Mobile on dozens of projects with more in the pipeline. This is Swinerton’s second partnership with Gresham Smith.
