HearthSide-branded project begins construction due south of Atlanta airport
Swinerton spearheads the HearthSide Riverdale project, a transformative multifamily development in Clayton County, just south of Atlanta’s airport. The project will bring 70 senior housing units to the heart of Riverdale, designed to enhance density near the city’s main commercial strip and greenspace. Partnering with Atlanta-based developer OneStreet Residential marks Swinerton’s sixth collaboration with the developer, reflecting their ongoing commitment to delivering impactful and community-focused projects.
The gated HearthSide Riverdale complex will offer a blend of market-rate and affordable housing, with 58 apartments reserved for seniors earning less than 60 percent of the area’s median income. Pet-friendly amenities include a fitness center, garden beds, laundry facilities, and a community room. A standout feature will be a 700-square-foot bistro, open to both residents and the public, fostering a sense of community and engagement within the development.
With demolition already underway, this $16.4 million project is set for completion in early 2026. Swinerton’s expertise and proven track record, including their award-winning work on HearthSide Lawrenceville, further solidify their leadership in Atlanta’s multifamily construction. Since expanding to the Southeast in 2018, Swinerton’s Atlanta Division has completed over 11,000 residential units, with more than 700 currently under construction, continuing to shape the region’s housing landscape.
