Swinerton is providing preconstruction and general contracting services for the construction of a mixed-use building, located in Charlotte’s Optimist Park neighborhood. The $97.8 million project is Swinerton’s third endeavor with the national multifamily developer known for building walkable, urban communities. Swinerton previously partnered with Space Craft on the first and second phases of The Joinery, also in The Mill District, with the final phase under construction. The first phase of Oxbow is expected to be complete by fall 2026.

The new building will feature 389 residential apartment units over a combination of office, retail, and parking. Additional amenities include a gym, rooftop patio, bike storage, and a residential courtyard. The structure of the building totals six floors with nearly 14,300 square feet of commercial space. Timberlab will be an essential part of this project, providing design-assist services in addition to the cross-laminated timber scope. Targeting National Green Building Standard’s silver rating, plans call for high SEER-rated HVAC systems, energy-efficient appliances, and rooftop solar panels to power amenity areas.
