Working in an occupied shopping mall, work centered on the removal and replacement of 110,000-square-feet of existing mall tile flooring. Wood cladding and stone bases were installed on the Level 1 interior columns. The exterior façade of the main mall entrance was upgraded, including new wood cladding; removal of glass canopy and installation of sheet metal slats; and new paint. Expensive high-end owner-supplied decorative features were installed. Mall-wide lighting upgrades were made, along with upgrades to all A/V technology, including Wi-Fi, closed captioned television, and sound/music systems. An existing family lounge was renovated to meet ADA standards and two sets of restrooms were remodeled. The existing water feature in the middle of the mall was removed and infilled. Swinerton self-performed drywall, demolition, concrete, and specialties. Work could only be performed from 10:00 PM to 6:30 AM, so the team developed a complex phasing plan so that the mall could operate normally with so sign of construction activity.
