SWINERTON TO CONSTRUCT $30 MILLION BOUTIQUE HOTEL
125-room JdV by Hyatt property to overlook historic Downtown Roswell in metro Atlanta.
Swinerton, an industry-leading commercial general contractor with offices nationwide, announces the construction of one of Downtown Roswell’s first boutique hotels. The developer, a joint venture of DSM Real Estate Partners and Garage Cap, selected the firm’s Atlanta division as general contractor for the Chambray Hotel, a new, five-story property located at the intersection of Alpharetta Highway and Frasier Street.
Ranked among the top 10 in Building Design + Construction’s 2023 Giants 400 Report, Swinerton is one of the nation’s largest hotel and resort contractors and construction management firms.
“Not only are we known for delivering high-quality spaces, but our team of hospitality builders has ample experience in complex environments like the Chambray Hotel that requires well-timed logistics, especially with tight site conditions as the site is surrounded on all four sides by streets or occupied buildings,” explains Roya Vermillion, Preconstruction Executive, Swinerton’s Atlanta Division.
Located immediately north of the Southern Post by Armada Hoffler Properties, the Chambray Hotel features 125 rooms. Swinerton’s scope includes ground-up construction as well as the design-build of the mechanical/electrical/plumbing/fire Safety (MEPF) systems. The structure is slated to be steel and masonry with hollow core precast floor decks. Leveraging innovative technology, the construction team plans to utilize OpenSpace, a 3-D modeling technology that collects data via helmet devices during walk-throughs to deliver exact models of the space for documentation, reference and planning purposes.
Vermillion explains, “This tool is vital to our success on this project by establishing efficiencies and maximizing precision.”
The City of Roswell’s Master Plan outlines the community’s desire for a sustainable and thriving downtown that protects its historic character and resources. The Chambray Hotel aligns with the neighborhood’s boutique character while providing vital accommodations for visitors. In addition to luxury guest rooms, the hotel features multiple dining options including a ground-floor restaurant and a rooftop eatery. Additional amenities include 1,300 square feet of flexible and meeting space, a fitness center, a 24-hour market and valet service. Located in the City’s Historic District, the design draws inspiration from the area’s mill vernacular while incorporating contemporary details, all complemented by artwork from local artists and artisans.
