The tenant improvement project overhauled a three-story, 74,000-square-foot building. The first floor consists of lab space that includes a vivarium; chemistry and biology labs; shipping and receiving; meeting rooms; and the main breakroom. The second and third floors house offices, conference rooms, and additional breakrooms.

Work also included the installation of specialized lab equipment, such as bulk LN2 tanks; a VRF system; a cold room; and an autoclave with a clean steam generator and cage washer. The team self-performed metal studs, drywall, and concrete.  Overhead MEP activities were a challenge, as there was already limited space overhead. BIM modeling was utilized on all MEP systems throughout all floors, along with resolving MEP clashes with the fire-rated assembly.
