The 156,000-square-foot campus development project included preconstruction and construction services for a five-story, Class A, and LEED Gold office building constructed with mass timber. Swinerton self-performed the BIM model, procurement, and erection of the mass timber structural frame, which consisted of Cross Laminated Timber (CLT) on glulam post and beam.

Swinerton opted to self-perform the mass timber work, as this was the most effective way to deliver the best price and value to our client. Instead of distributing the risk of procurement and erection onto another entity, we dove into the details of the mass timber frame, working hand-in-hand with the design team and engineer of record to develop cost-effective and schedule-efficient solutions for the frame design. Swinerton’s strategy with mass timber procurement led to delivering a mass timber package to the client that was over 5% less than what the market quoted.

With a utilization goal of 160 square feet per employee, the office interior features open, collaborative spaces with minimal private offices. The building’s raised access floor system houses all MEPF and low-voltage systems, which allows for a clean and exposed CLT ceiling. The project also features a new design-build parking structure with 530 stalls. It is highlighted by high-performance metal fin cladding material, an illuminated stair structure, and a fiberglass window system. Swinerton self-performed the cast-in-place concrete for the parking structure.
