SWINERTON TACKLES $100 MILLION IN MULTIFAMILY HOUSING BUILDS IN ATLANTA

Three residential communities feature affordable, senior housing.

Swinerton, a leading general contractor with offices across the country, is making its mark on metro Atlanta’s housing market as the builder of three multifamily communities totaling $100 million in construction. Nearly 150 affordable housing units and 300 senior living residences will be added in Lawrenceville, Marietta, and Mableton, GA. to supplement metro Atlanta’s “lagging affording housing inventory,” according to the Federal Reserve.

And our extensive resource network minimizes construction costs so that the development is also more affordable for the client.”

Since 2018, Swinerton has built nearly 1,000 residential units throughout metro Atlanta, with almost 500 under construction or in the pipeline.

Developed by OneStreet Residential, HearthSide Lawrenceville is currently under construction with Swinerton as the general contractor. The 100% affordable, senior living community in Lawrenceville offers 140 homes to seniors over 62 years old. Designed by Geheber Lewis Associates, LLC, 115 one- and two-bedroom apartment units along with 25 one- and two-bedroom cottages promote interaction and community engagement with shared amenities, including a fitness studio, library, media room, lounges, an outdoor courtyard with resident gardens and grills. A candidate for an EarthCraft sustainability certification, HearthSide Lawrenceville offers eco-friendly features with Energy Star® appliances, LED light fixtures, and water-efficient toilets. The community is expected to be completed this September. This is the fourth community constructed by Swinerton for OneStreet Residential.

Demolition is complete, and preconstruction is underway at East Cobb Walk, Atlantic Residential’s redevelopment of the 15-acre retail site formerly known as Sprayberry Crossing. Swinerton is the construction manager for the $100 million redevelopment encompassing 132 senior living apartments and townhomes, and 14,500 square feet of retail and office space. Swinerton also serves as the general contractor for the $30 million apartment build with an amenity-rich platform for seniors over 55 years old. Sitework for the entire development began in May. Designed by Atlanta-based Dynamik Design, the multi-phase project is projecting completion in fall 2024.

The Millery, a $39 million residential build in Mableton, GA, where Swinerton is the general contractor, is tracking for completion in spring 2024. Situated on an 8.5-acre site, nearly 200 apartment homes feature one-, two-, and three-bedroom floorplans with amenities including a lap pool, fire pit, and fenced dog park with washing stations. Developed by Prestwick Development, the master plan also calls for future retail and commercial space. With construction underway, Swinerton completed significant sitework that required moving an estimated 30,000 cubic yards of dirt and installing erosion control measures to protect State waters traversing the site. An existing detention pond was replaced with a larger one adjacent to the original location. Geheber Lewis Associates, LLC is the architect and HFC Interiors is the designer for The Millery.

In addition to these three newly announced projects, Swinerton recently announced the construction of The Diamond Apartments, the 100% affordable housing component of The Diamond @ College Park, a public-private partnership between The City of College Park and the historic First United Methodist Church in College Park, Ga. Plans call for 60 residential units to be completed this fall.
