Swinerton’s new high-rise Mission Rock Parcel A celebrated a successful project kick-off and groundbreaking milestone at the beginning of 2021. Located in San Francisco, the new 24-story apartment building is a public-private partnership between the San Francisco Giants, Tishman Speyer, and the Port of San Francisco.

Targeting LEED gold certification under the LEED for New Construction and Major Renovations v4, the project will pursue credits around transportation since the building is close to existing infrastructure and can reduce the strain on the environment. The project will also have a trash chute that is easily accessible and can sort and recycle mixed paper, corrugated cardboard, glass, and plastics.

The project is a part of a more extensive, first-of-its-kind vertical program that includes four towers with approximately 1,300,000 gross square feet of developed area. Overlooking the backside of The Giants Stadium, three of the four towers are not part of Swinerton’s scope, but are part of phase 1 construction.

During the last 12 months, the Swinerton team provided preconstruction services to help keep the project moving forward even during a pandemic where the housing market was on a decline. This presented many challenges for the team to overcome to deliver a building with a high level of standards while remaining within a certain budget.

The Swinerton team took a very proactive approach to drive the budget down during the GMP process. A budget tracking log was communicated with ownership and the design team (Perry Architects, MVRDV, MKA) as an open book where not a single page went unturned. The team also worked very hard with trade partners and consultants (Langan, SGH, Heintges) to get creative during the buyout process, offering material suppliers discounts if awarded multiple parcels within the Mission Rock Program, for example. Eventually, Swinerton was able to carve a path to the budget, allowing ownership to give the project the green light.
