Renovations were performed throughout the entire resort. This included (48) beachfront bungalows; main restaurant; Kula Grille; pool deck and bar; food service and back of house areas; and horse stables (covered pavilions, shade areas, and barn). To improve the arrival/entry experience, the lobby was renovated. This included the front desk; the Hans Hedemann Surf School desk; and the Surfer Lounge Bar. An underutilized space was also taken advantaged of to add a new bar. To improve the outdoor-indoor experience, exterior renovations were also performed on 408 guestrooms, lanais and public spaces throughout the resort. This included the replacement of sliding doors, railings, wood decking, traffic coatings, and various envelope modifications and structural repairs. Swinerton self-performed the finished carpentry, IPE wood decking, and architectural millwork. Swinerton also managed the safe removal of existing hazardous material.
