Occupying the top floor of the Foundry II building on East 4th Street, this Unity project aims to epitomize the city of Austin. From the cowboy western-themed millwork, plaster, and leather finishes to the eclectic signage and graphics package and quirky lighting package representing Austin’s hippie side, this project had its fair share of unique design and construction moments.

Some of the unique showcase rooms on the floor include a VR lounge in the reception area and custom millwork benches that integrate wall panels and drapery, a tea point that features arches with unique bamboo weave wall covering, and a library that includes a fireplace. In addition, the floor features a fully equipped catering kitchen and all-hands break room, as well as various murals throughout the floor from local artists.

Swinerton used BIM coordination for MEP and fire scopes on the floor, allowing the team to stay on schedule after a design change because MEP and fire clashes were already flushed out before installing those scopes. Additionally, the BIM process allowed Swinerton to identify any light fixtures casting shadows due to their location sitting above the duct.
