Swinerton Wraps Up Biotech/Life Sciences Project in San Diego

In mid-November, Swinerton San Diego completed a project for Samumed. Set on a fast-paced six-month schedule, the tenant improvement overhauled a three-story, 69,000-square-foot building.

The first floor consists of lab space that includes a vivarium, chemistry and biology labs, shipping and receiving, meeting rooms, and the main breakroom. The second and third floors house offices, conference rooms, and additional breakrooms.

Work also included the installation of specialized lab equipment, such as bulk LN2 tanks, a VRF system, a cold room, and an autoclave with a clean steam generator and cage washer. The team self-performed metal studs, drywall, and concrete.

Overhead MEP activities were a challenge, as there was already limited space. BIM modeling was utilized on all MEP systems throughout all floors, along with resolving MEP clashes with the fire-rated assembly.

The team is proud to have built the specialized lab spaces to assist Samumed in their ongoing effort to be the leader in tissue-level regeneration.
