Swinerton’s 11010 SMB Affordable Housing Development for Seniors and Veterans Breaks Ground
On July 6, the Weingart Center Association celebrated with local representatives at the groundbreaking ceremony for the 11010 SMB affordable housing development. The Swinerton OCLA Division is serving as the general contractor; Silver Creek is serving as the modular manufacturer; and Perkins + Will is serving as the Architect of Record. The development is projected to open to its first residents in October 2022.
Located on Santa Monica Boulevard in Los Angeles, 11010 SMB replaces a city-owned parking lot. Standing five stories tall, the building is specifically designated for homeless Seniors and Senior Military Veterans age 62 and older. With 50 studio units ranging from 315 to 400 square feet, it will provide these men and women with permanent supportive housing. The building will also include a two-bedroom onsite management unit. Using an innovative modular design, the development will feature a rooftop deck with views of the city.
Residents will benefit from a wide array of social services tailored to their needs, including medical and psychiatric treatment services; counseling and advocacy; job training; intensive case management; substance use services; and client plan development.
A 501(c)(3) nonprofit agency, the Weingart Center adds 11010 SMB to their existing portfolio of interim and permanent supportive housing options. As the City and County of Los Angeles have been struggling with a growing homelessness crisis for many years, the project reflects Weingart’s mission to provide homeless individuals with the basic tools necessary to stabilize their lives, secure income, and break the cycle of homelessness. The project also highlights Swinerton’s commitment to our local cities and neighborhoods. It further showcases how we can combine our skills as a company with our compassion as individuals to make a huge impact to the betterment of the communities in which we work and live.
Swinerton is also providing preconstruction services for the Weingart Center’s new two-tower, transitional and supportive housing facility in Downtown L.A.’s Skid Row area. Soon to be the largest of its kind on the West Coast, the 18- and 12-story towers will offer 382 affordable housing units. It will also provide residents with an array of social and counseling services similar to 11010 SMB.
